Building new: a guide to loving where you live

Metricon

To coincide with the launch of Building the Dream – our brand new eight-part podcast series all about building a new home – we’ll be exploring the key considerations to think about if you’re building a home.

First up is a question we get asked a lot: why build a new home over buying established real estate?

There are many reasons why building can be the best way to go, and one of the most compelling is that when you build new, you get precisely what you want – from the floorplan right down to details like fixtures and fittings, and even the orientation. You get to pick everything to your liking and don’t have to compromise on spaces that don’t suit your lifestyle, like a kitchen that’s too small or a master bedroom minus an ensuite.

Here are some of the benefits of building new:

  • From construction materials to appliances, everything will be brand new. Manufacturer’s warranties back all appliances that come with your home.
  • You can choose from a wide range of sites in purpose-planned estates with lakes, parks, shops and amenities close to your own block of land.
  • You could save money while your new home is being built as payments are staggered throughout the process – you don’t have to come up with all the money upfront.
  • You can also save money because you only pay stamp duty on the cost of the land and not the home (unlike an established home).
  • You may also be eligible for federal and state government grants as well as stamp duty savings.
  • We work closely with preferred mortgage and finance partners who are great at guiding first home buyers through the different financial options that are available. Our handy calculators will help you work out home loan repayments, savings plans and borrowing options and setting a budget to save for your first home.
  • What’s more, every new Metricon home comes with a lifetime structural guarantee.
“Building a new home for yourself is one of the few times where you can do it your way, just how you want to, if that means you want a pink wall, have a pink wall. If you're a mad trombone player, build yourself a trombone room, do it. Seeing a new home of your own come to life is one of life's great pleasures.” Luke Fryer, General Manager, Queensland

Where to build your dream home

There's a lot to consider when it comes to working out where to build, from how to find suitable land, the importance of location, and if you can make use of an existing block.

Whether you’re looking for a tree or sea change or have been eyeing off a block in an upcoming estate, personal preference, budget and land availability all play a part in determining where to build.

A good starting point is to make a list of the areas you’d like to build and live in and then get in touch with us so we can refer you to a New Home Advisor who specialises in those areas and can share their local knowledge. Our advisors also have good working relationships with a wide range of developers; they can share key information about upcoming developments and land releases, which is particularly relevant if you’re considering a home and land package.

For help with your land selection, check out our Guidelines for choosing land, or get in touch with our team so we can help you find a suitable block in an area you will love.

And if you already own land, the good news is that you’re halfway there. With the land and location sorted, it’s time to start looking at what home design will work best on your land. Find out more and get started here.

“The flatter the block of land is the better because it's easier to build on. Customers should also consider the energy efficiency factor, i.e. is the block facing north, along the living rooms and kitchens and family rooms. You want to avoid your living areas facing west, so it’s important to choose the block orientation and the type of home that will suit the northerly, westerly sun, and what sort of things will reduce your energy costs.” Phil Barrett, General Manager, Regional Housing
