First home buyers in Queensland can get access to the first home grant from the Queensland Government, whether you are buying or building. A first home buyer’s grant in Queensland is designed to help first home buyers in Queensland get into their first home sooner. First home buyers in Queensland who sign a contract after July 1, 2018 can get $15,000 to go towards their dream home, as long as that property is valued at less than $750,000. Contracts dated earlier may still be eligible for a home buyers grant under certain circumstances.

When is stamp duty payable in QLD?

There can be a few unexpected costs associated with buying or building a home, such as Lenders Mortgage Insurance or stamp duty. The good news is, when you’re building a new home in Queensland, you will pay less stamp duty than someone who is buying an existing house. That’s because stamp duty for first home buyers in Queensland, and buyers everywhere, is only charged on the land and not the house when you are buying a house and land package. This can save you thousands of dollars. There may be a small transfer or transaction fee involved. Generally, stamp duty needs to be paid within 30 days of the day you sign contracts, but most banks and lenders will require it at settlement.
